Blacktop should be sealed the year after it is installed. This gives it adequate time to
cure but does seal it before deterioration causes significant damage.
Cracksealing keeps water out of the subgrade to prevent freeze thaw cycles from
causing settling, breakup and potholes.
Sealcoating protects good blacktop from deteriorating like paint protects wood.  
Just as we wouldn't let the wood on our home begin to rot before painting it is important to
seal good blacktop to protect it rather than waiting until it looks bad and then hoping for

breakdown. Further surface deterioration
